Our management fee is a percent of the monthly rent depending on the rental amount, location and number of properties. There is a $75 minimum monthly fee.

Selecting the right tenants for your property does not happen by chance. We know what we are doing and make sure that we comply with all the strict Fair Housing & Discrimination laws, as well as the Texas Property Code to keep you, the owner, out of lawsuits and litigation.
We offer our tenants the option of paying rent online through our company website. We will be firm with rent
collection policies, offering you a buffer when firmness is required. Quick action will be taken for any
delinquencies. We make sure you get paid on time, every time!
As a courtesy, you will receive a copy of all submitted work orders. We will notify you by email
or phone if we have a single repair that will cost more than $300. We’ll handle all calls concerning
maintenance issues 24-hours a day. There are no mark-ups on routine maintenance repairs.
With our detailed financial reporting tools, it's never been easier to keep tabs on your investment.
Computerized accounting and record keeping provides accuracy and efficiency. We’ll maintain all security
deposit account records, monthly & yearly. We’ll also provide income & expense statements, complete tax
records at the end of the year & keep an itemized record of all transactions. We will also maintain all files,
records and receipts for your tax records and comply with all IRS requirements. Simply log into your owner portal
to view statements, maintenance requests and invoices. Stay in tune with how your investment is performing.
Unfortunately, evictions can & do happen to any landlord no matter how well the tenant has been screened.
Even families that are well qualified when they move in, can encounter serious life-changing situations such as
loss of employment, divorce, or death in the family and in many cases this leads to financial instability.
When a family does not pay rent and does not vacate the property, our only recourse is to take legal action.
Under the Eviction Protection Program, MDA Realty & Management will pay all court costs and filing fees in connection
with the Forcible Entry and Detainer against your tenant. An annual fee of $84 per managed unit will cover the cost of almost
all general evictions. This fee will be billed annually to your January statement. This protection covers your cost of the
eviction filing fees, sending our attorney, when required, and a representative from our office to all court appearances at
the Justice of the Peace level. (some restrictions apply)
